when i posted the above two threads on my blog, it was landlord oriented where u can dominate the negotiation table, leaving almost no room for buyers to bargain. the turnover rate of property (or "liquidity") was nice at that time. u dun have to spend much personal time for the next buyers to get into and view your flat.

now, u have to offer at least 5 to 15% discount off the current estate price, potential buyers will in addition counter offer more conditions, spend lot of time for potential buyers to get viewed your flat but the deal maynot be succeeded.

perfect time does not come from me as always. honor my lord that gifted me the mkt nose on property mkt since i was early 20s.
